Ordinance No. <br />Page 5 <br />Subdivision 11. Minimum Land Area Dedication Whenever <br />the City Council determines that land dedication will be required as <br />a condition of subdivision approval, the Subdivider shall be required <br />to dedicate to the City for park, playground or other public purposes <br />an amount of land equal to, as a minimum, that percentage of gross <br />land area as set out below. Gross land area means the entire area <br />within the boundaries of the subdivision, including areas occupied <br />by wetlands, drainageways or existing development. Cash Contribution in Lieu of Land Dedication <br />Whenever the City Council determines that a cash contribution will be <br />required in lieu of the required land dedication, the Subdivider shall <br />be required to contribute to the City for park, playground or other <br />public purposes an amount of cash as set out below: <br />1) Residential Development <br />-Each new single family dwelling unit fcnn’nn r»o*. <br />--lit <br />structures (three or more units/bldg.) <br />-No contribution is required for existing dwelling <br />units or building sites.
