Lindsay, 2505 Kelly Avenue <br />SKETCH PLAN REVIEW <br />Mr. Lindsay proposes dividing Lot 1 of the Kelly Avenue Subdivision <br />Into three one-acre lots. Please review application for Lindsay's <br />reason for platting. Lots meet the required area for Zoning District <br />(LR-IB). Each lot appears to have the minimum 140' lakeshore width <br />but lot dimensions are not complete and will be reviewed before next <br />presentation. The setbacks for existing buildings on Lots 1 and 2 <br />are satisfactory but the duplex on Lot 3 will require a variance for <br />rear yard setback. <br />Access road - The existing driveway will appear as a private road <br />easement serving Lots 1 and 2. <br />Wetland - The wetland at the northwest comer of parcel has not been <br />designated on plan. We will require a conservation and <br />flowage easement over the wetland. <br />Riparian rights - The applicant requests a joint dock for each lot <br />(one dock serving two dwelling units). If Planning <br />Commission approves, then a variance to the Flood <br />Plain - Wetlands Management Ordinance must be given <br />(similar to one Issued for the Farm at Long Lake <br />and Victoria Green). Lot 1 Is Involved; Lot 2 <br />appears to have 15'-20' of available lakeshore but <br />the setback request of 10' will take most of It, <br />and Lot 3 would not be Involved. <br />Staff recommends a private outlot over the existing <br />dock area. This alternative will lessen the Impact <br />on wetland and dismiss the need for a variance. <br />Rear yard setback variance - Ordinance 34.450 <br />Required: 30' <br />Proposed: 6* <br />Variance: 24'80%
