# <br />MINUTES OF A PLANNING COMMISSION MEETING HELD ON JULY 9, 1979 <br />The Planning Coramission met on the above date. <br />Present were the following members: Chairman Wilson, <br />McDonald, Jabbour, Hammerel, Adams and Frahra. <br />Mabusth represented staff and Hurr was present for <br />the Council. <br />ATTENDANCE <br />7:30 P.M. <br />Mr. Hussman and Mr. Hansen (Schoell Madson) were <br />present. The majority of discussion was regarding <br />the developer supplying a park area within the <br />development. The general consensus of the Commission <br />was that a development of this density should provide <br />such an area; perhaps a "tot lot" for the smaller <br />children. The applicant stated that tests have <br />indicated there may be a possibility of lessening the <br />size of the pond which could make room for a park area. <br />However, further discussion raised concerns regarding <br />maintenance as this specific P.R.D. will not operate <br />under a homeowner’s association. Staff is satisfied <br />with the plans and feels that the applicant has complied <br />^ with all staff requests. <br />Hammerel moved to recommend preliminary approval of the <br />P.R.D. based on the following conditions: <br />HUSSMAN INVESTMENT CO. <br />3660 Shoreline Drive <br />SUBDIVISION <br />(#447) <br />1. <br />2. <br />3. <br />Park dedication fee of $16,800 to be paid to the <br />City before final approval. <br />An escrow fee, determined upon preliminary approval. <br />Upon preliminary approval, subdivider to provide <br />for City Engineer’s review detailed plans of: <br />4. <br />a) erosion and sedimentation plans <br />b) lot grading plans <br />c) storm water retention plans <br />d) street plans and profile <br />e) sewer and water construction plans <br />Subdivider has been advised to obtain the necessary <br />permits upon preliminary approval: <br />a) MWCD <br />b) Hennepin County Highway Department <br />ggmii
