Mabusth <br />explained the changes reflected in the new plan, <br />and stated that all three lots meet the zoning <br />requirements of the district. Setbacks are not <br />indicated on the survey, but the*:e appears to be <br />adequate area and variances should not be necessary. <br />Lot 1 will access directly off Bayside and Lots 2 <br />and 3 will share the driveway. Adams questioned <br />the merits of the City taking an underlying easement <br />on a substandard road right of way. In discussion <br />regarding future development of Lot 1 in relation <br />to the road requirements, Hammerel stated that the <br />topography of the land would prohibit much development <br />The County is in the process of reviewing the access. <br />POPOV/POISSON <br />4080 Bayside Road <br />SUBDIVISION <br />(#410) <br />■ i <br />M <br />rA.. <br />Adams moved to recommend approval of the preliminary <br />subdivision contingent on: <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />7. <br />8. <br />Outlet A being restricted to 50' width. <br />City will require underlying easement for <br />outlet A. <br />City will require drainage easement to conform <br />to existing drainage paths to be determined by <br />field inspection. <br />Developer enter into a Conservation and Flowage <br />Easement with the City. <br />Payment of Park Dedication Fee, <br />Permit from Hennepin County Highway Department <br />for access road. <br />Approval of drainage plans by MCWD. <br />Access to lot 2 will be over lot 3 of at least <br />30' width. <br />Hammerel seconded motion.
