KK & Kompany <br />Mayor Van Nest: The City's concerns are expansion <br />of commercial uses of existing property, if Mr. Leo <br />Duehn sells his property. <br />Mayor Van Nest reviewed the proposed resolution <br />noting changes he would recommend before approval. <br />Councilmember Massengale: We are concerned with <br />expansion of commercial uses of the property if we <br />allowed commercial uses now. Allowing the property <br />to be used as a commercial use, means this right <br />will be transferred to other high profile uses. <br />We have many concerns: <br />1. Lack of proper zoning for proposed uses <br />2. Adequate land not available <br />3. Adequate driveway parking not available <br />Massengale moved, Butler seconded, to refer to <br />staff for future review the conditional use permit <br />request of Keith Katcher and Leo Duehn for 1140 North <br />Arm Drive. Motion, Ayes (5) - Nays (0). <br />Mr. Alan Olson, City Planner, entered into the <br />record the request of Ronald Christensen, 3587 <br />North Shore Drive, for a conditional use permit <br />and hardcover variance dated September 6, 1979, <br />which states: <br />CONDITIONAL USE PE <br />& variance <br />3587 North Shore D <br />#502 <br />Ronald Christensen <br />The Christensens propose removing the existing <br />'garage and building an attached garage to the <br />rear and south side of the house. The new garage <br />will maintain the same,-setback fron the street as <br />the existing one. The south side yard of 10' also <br />meets code. Their plans also include bringing in <br />a considerable amount of fill (376 cubic yards) for <br />regrading and correcting a serious safety hazard <br />with the existing access, erosion and drainage <br />problems. The filling project will involve a <br />retaining wall. The major part of the work involved <br />falls within the 75' lakeshore setback area.
