r' <br />AEfiULAR MEETING OF THE OROHO COUNCIL, JIOVEf’BER 27, 1979 Page 9 <br />Alan Olson, City Planner, entered into the record <br />the plan for 3701 Shoreline Drive of the Development <br />Group, Inc. dated November 20, 1979, which states: <br />Since the last Council meeting, the Hennepin Soil <br />and Water Conservation District has met on the <br />site with the City and Developer and has relocated <br />the edge of the actual wetlands as shown on the <br />attached plan revised November 15, 1979. <br />PLAN REVIEW <br />3701 Shoreline Drive <br />1507 <br />Development Group, Inc <br />The access location has been revised to natch with <br />the new Theater road and an alternate exit arrange­ <br />ment is suggested over the ditch to the church lot. <br />The parking lot is 10 ft. from the road, as before, <br />and at least 26 ft. from the edge of the wetlands <br />at all locations except that the west edge is <br />within about 10 ft. of the ditch under Countv Road <br />#15. <br />A separate memo addresses the zoning history of the <br />area. The applicants met with Jeanne Mabusth and <br />I, and have no objection to rezoning of this property <br />to B-4. I recommend that the City initiate this <br />rezoning and that the actual location of the zoning <br />boundary be determined during that review. It will <br />take at least 30 days to schedule the rezoning <br />hearing. <br />Assuming the property is rczoned to B-4 along some <br />line to include all of this development, the <br />following items are noted as part of the plan <br />i.v.view: <br />Assuming B-4 Zone <br />Dry ground area - above staked wetlands <br />Building ground area <br />Parking and other hardcover area <br />Percentage of hardcover 15,400 sq. ft. <br />Building floor area - Gross <br />- net (assume 10%) <br />Parking stalls - required 1/200 <br />- provided <br />Loading berth - none provided <br />48,300 so. ft <br />3,600 sq. ft <br />11,800 so. ft <br />31.9% <br />7,200 sq. ft <br />6,480 so. ft <br />33 <br />31 <br />Therefore, this plan would require the following zoning <br />decisions: <br />1.Variance for the number of parking stalls, now <br />short two spaces. Mote, this variance could be <br />eliminated if connection is built to the church <br />parking lot and those spaces are utilized.
