It has been the City's policy to deny subdivision <br />applications that require variances from the platting standards. <br />The applicant must sulmiit a hardship - as yet he has not been asked <br />to address the question of hardship. <br />Options opened to the Planning Commission: <br />To recommend preliminary approval of the subdivision based on the <br />finding that the subdivision meets all of the necessary platting <br />standards and subject to the following conditions: <br />1. <br />2. <br />Lakeshore lot (1) will be riparian. <br />The inland lot (2) will be non-riparian, and without dockage <br />or lake access rights. <br />3.Dedication of drainage and utility easements along all.property <br />lines - staff to determine if the drainageway along the southern <br />property line should be expanded from the usual 10*. Conservation <br />and Flowage Easement to be required if there is a need to designate <br />auid protect the drainageway. <br />4.Creation of all private driveway and utility easements necessary <br />to provide access from the public right of way to lakeward Lot 1. <br />5. <br />6. <br />Payment of park fee for Lot 1 of $400.00. <br />Future house must be set a minimum of 10' from private driveway <br />easement. <br />To recommend denial of the subdivision based on the finding that the <br />subdivision does not meet all of the required platting standards and <br />that sufficient hardship has not been demonstrated by the applicant.
