The <br />proposal is to construct a new house at tlie same location to replace <br />the existing house. The prior house has been completely demolished. <br />The new house conforms to all the setbacks of the prior house, but <br />requires a 17 ft. (34%) front yard variance and a 20 ft. (40%) rear <br />yard variance from zoning district standards. <br />The stated hardships include the unusual lot shape, the presence of <br />wetlands on a majority of the property, and the location of existing <br />utilities and other structures. <br />There is a new, conforming septic system in place. <br />Staff recommends approval based on the above findings. <br />s <br />1
