The property is surrounded <br />on three sides by public right-of-way and on the north side by an <br />occupied lot. Issuance of a lot area variance is consistent with <br />approvals given for six other houses in the neighborhood. No actual <br />plan is proposed, but ample area exists to develop a hone plus an <br />accessory building without any setback or hardcover variances. <br />Staff rec<xnmends approval of a lot area variance subject to no other <br />variances considered, and legal combination of all four lots into <br />one tax parcel.
