There <br />are no designated wetlands involved but there appears to be a local drainage <br />collection area located near to the proposed lot line and will be reviewed <br />in depth later in the preliminary phase of application. The existing structures <br />Bieet the setback from the proposed lot line. A private driveway and utility <br />easement must be granted by Lot 1 in favor of Lot 2. The existing driveway <br />appears to run along the southern edge of the plat, access to the plat appears <br />to be via a City owned 30’ x 150' wide tract.
