Brooks, 795 North Ferndale Road <br />SUBDIVISION <br />WORK SESSION <br />Zoning District: > RR-lB <br />Subdivision: Two lot plat <br />Mr. Brooks proposes a plat of two lots. The total area equals <br />7-3/4 acres. Upon an inspection of the site you realize the lot <br />configuration is feasible given the existing pattern of neighborhood <br />development. The proposed building area for Lot 2 will position <br />the new structure in a more secluded location. If we were to ask <br />for a horizontal split, the lakeside lot would place the new home <br />close to the wetlands and at the lowest point of the property.. <br />The lot has sufficient area to allow this type of division. Note <br />the shoreline for each lot meets the 200' requirement. <br />Septic Testing - Testing will be required for Lot 2. The septic <br />system will be inspected at the existing house and testing for <br />additional area for alternate system. <br />Riparian - Lot 1 and 2 will be riparian to Lydiard Lake - both have <br />the required 200' of lakeshore. <br />Lot configuration - both houses meet the required 200' along front <br />line of house. Existing structures meet setback of zoning district. <br />Wetlands - City to require a flowage and conservation easement over <br />wetlands. <br />Access - Lot 2 abutts Lydiard -Road (private driveway). Lot 1 will <br />use existing driveway. Lot 2 will be required to grant a private <br />driveway easement to Lot 1. <br />Public Information Meeting - Planning Commission call for a Public <br />Information Meeting - date to be scheduled at meeting. <br />STAFF UPDATE - JUNE 2, 1980 <br />The City has not received the septic test information required before <br />P^'^lin'inary approval can be recommended by the Planning Commission. <br />The applicant has been advised, but this condition will not cause <br />additional delay in the review schedule because Council will* not hold <br />their regularly scheduled meeting of June 16, 1980.
