TO:Planning Connnission and Council <br />FROM:Jeanne A. Mabusth, Zoning Administrator <br />DATE:April 30, 1980 <br />SUBJECT: #538 William Moore, 4701 West Branch Road - SUBDIVISION <br />The Moores have decided to proceed with their original application of <br />a two'lot plat. The application is returned for a recommendation of <br />preliminary approval by the Planning Commission. The On-Site Manager <br />has approved the septic testing; Lot 2 will support a standard system <br />and both lots have suitable drainfield area for future alternate systems. <br />Staff recommends approval of the preliminary plat of William Moore based <br />on the following conditions: <br />1. Flowage and Conservation Easement taken over the wetlands. <br />2.Variance for animal barn of 80' from Lot 2 property line - hardships: <br />1) location of existing fencing along east/west property line and <br />2) animal barn was located 130* from existing east property line. <br />3.Dedication of right-of-way for West Branch Road of 40' and Dedication <br />of right-of-way for Kighview Lane of approximately 30' (not designated <br />on preliminary plan). <br />4.
