Albers, 1111 Tamarack Drive - Conditional Use <br />Permit/Variance <br />Zoning District - RR-IB <br />WORK SESSION <br />A. Conditional Use Permit (34.031) - keeping of one horse on <br />residential lot. <br />B. Variance (34.031): <br />1. Rear yard setback Required: 150' <br />Proposed: 112 * <br />Variance; 38' = 25% <br />2. Area required for one horse Required: 3.0 Acres <br />Proposed: 2.6 Acres <br />Mr. Albers proposes constructing a 10' X 20' barn to house one horse <br />on his 2.6 acre residential lot. He cannot meet the required setback <br />for the rear yard and he is .4 acre shy of the required area. Planning <br />Commission should review the performance standards noted in Ordinance <br />No. 34.031. Note adjustments in area requirements can be given if the <br />animal's feeding is not dependenr on pasture land. The Albers' plan is <br />to house and feed the horse in the stable area. As for the setback <br />question, the applicant has located the barn in the center of the lot. <br />His surrounding neighbors all have horses. Planning Commission may <br />suggest a written comment from the neighbor to the south where the <br />variance is required.
