It was their opinion that the <br />existing access is acceptable for the three lot division. They questioned <br />the existing access only if the proposed road is to be used as a "main <br />connector" city road. <br />Septic Information - The on-site manager advises in his memo that final <br />plat approval be held up until the necessary septic testing is completed <br />this Spring providing the following information: <br />1. Proof of suitable area for drainfield expansion for two <br />existing structures. <br />2. Additional borings and full set of percolation tests for newly <br />created lots. <br />Staff recommends preliminary approval based on the following conditions: <br />1. Additional septic testing submitted and reviewed before final <br />approval of subdivision. <br />2. Existing access approved for three lot subdivision by Hennepin <br />County Highway Department. <br />3. Plat road to be designated as a 50* wide outlet with gravel base, <br />5 ton capacity - City to acquire underlying road and utility <br />easement. <br />4. Dedication on the plat of right of way for the following roads: <br />a) 40' West Branch Road <br />b) 30' Highview Lane <br />5. Flowage and Conservation Easement over the designated wetlands. <br />6.
