Riparian rights - all lots to have riparian rights; three lots to <br />have direct access and three to acquire access by individual lakeshore <br />outlets. Riparian access for Lot 6 can be created by extending Lot 6's <br />lot line through east side of Lot 1. This outlet must have 200* of <br />lakeshore frontage (see Exhibit A). Outlets A & B created by County <br />Road 15 - outlet on Tanager Lake created by road outlet. <br />3. Variances - Outlets A & B do not meet required 200' width. <br />Hardships - not able to acquire additional frontage on Smiths Bay <br />-* overall lakeshore frontage for six lots can be satisfied <br />4. Lot requirements - all lots meet area and dimension requirements. <br />With the creation of the riparian outlot on Tanager Lake, Lot 1 may <br />need an area variance if the developer cannot realign Lots 1 & 2's <br />mutual lot line to make up the difference. <br />5. Septic requirements - approve per on-site manager's report noting <br />specific concern that steps be taken by developer to protect drainfield <br />area of Lot 1 during the period of road construction. <br />. *T <br />1 ^ <br />J
