No one was in the audience for <br />this application. Mabusth noted the certificate of mailing <br />and the affidavit of publication. <br />Hurr noted the fence encroachment on the City's property. <br />This did not involve the area involved in the subdivision <br />application. <br />Goetten asked what the total area was? Mabusth noted that <br />it was a minimum 2,000 sf and again this was a lot line <br />rearrangement. <br />Jabbour moved to approve the Kenneth Weeks application for <br />a subdivision subject to the following findings: <br />1 - Proposed subdivision does not create a substandar <br />buildable lot. <br />2 ~ The parcel to be exchanged is minimal in size <br />and will have no real effect on remainder of <br />McCullum lot. <br />3 - The proposed lot line rearrangement coincides wit <br />the owners actual yard usage over the year. <br />ET <br />and subject to the following condition that parcel B must <br />be combined with the Weeks' homestead lot to the east. <br />McDonald seconded. Vote: Ayes (3), Nays (0). <br />Lachlan Reed and Gordon Coffin were present. Mabusth noted <br />the certificate of mailing and the affidavit of publication. <br />Neighbor George Pillsbury was present from the audience. <br />Mr. Pillsbury found no problems with the proposed subdivision <br />Jabbour noted that one of the lots is on the edge of an <br />additional subdivision. Mabusth noted that there was 3.59 <br />acres in the referenced lot, and that unless a future Council <br />was willing to grant an area variance that this was not <br />a problem. <br />Mabusth reviewed the septic testing that would be required <br />prior to the scheduled Council meeting for preliminary <br />approval. <br />Jabbour moved to approve the Lachlan Reed subdivision <br />application subject to the following findings: <br />1 - All lot standards of the LR-IA zoning district have <br />been satisfied. <br />2 - All existing structures meet the required setbacks <br />from all newly created lot lines. <br />3 Each lot abutts a public road. <br />^^4 - Existing septic systems serving each residence satisfy <br />all standards of the septic code and that a preliminary <br />review of the soils makeup of the area reveals suitable <br />soils and adequate area for future septic expansion. <br />KENNETH WEEKS <br />3884 Cherry Ave. <br />Subdivision <br />#640 <br />7:45 - 7:48 <br />■V.-i <br />V "T- •••V <br />LACHLAN REED <br />1500 Bracketts <br />Point Road <br />Subdivision <br />#642 <br />8:15 - 8:20 <br />t-r-f <br />Vi;-
