The Planning Commission mem- JOHN ALLENBERG <br />bers asked Allenberg to review the status of the access to 1920 Sixth Ave^ <br />the property. Allenberg stated that it vculd be through North <br />a 10 year lease and that a fence will be constructed at a <br />location on that access drive beyond his use area. <br />Goetten and Hammerel both questioned the safety and phy <br />sical condition of: the road and daily access to a home <br />site. <br />Preliminary <br />Subdivision <br />#592 <br />8:10-8:20 <br />4 <br />Allenberg noted that he would be working with the DNR if <br />there was any need to improve it. He did not feel the <br />access was unsafe. <br />McDonald asked if the Wolsfelds had been notified of the <br />question of 2 residencies on 1 lot or Parcel B, and in <br />addition the guest house use would not be allowed. <br />Staff and Allenberg both noted for the record that the <br />Wolsfelds agreed to these conditions. <br />Hammerel moved to approve metes and bound? subdivision <br />and lot line rearrahgement based on the following ^ <br />findings: <br />1) Subdivision does not create a new lot. <br />2) The residential lot. Parcel A, contains 2 plus acres of <br />dry buildable land and satisfies the area and width re <br />quirements for RR-IB Zoning District. <br />and subject to the following conditions: <br />1)Parcel A recognized as a single family residential lot - <br />garage apartment may not be used as a dwelling unit. <br />Subject structure may only be used as on accessory <br />structures to the principle structure. <br />Before a building permit is issued to Allenberg, he <br />must submit proof of combination of Parcel B with <br />lot 1, Block 1 Wolsfelds Woods Addition and copy of <br />lease that confirms access to site. <br />Jabbour moved to second. Vote: Ayes (6), Nays (0). <br />John L. Laurent was present. McDonald questioned the <br />area of dry buildable . on Lot 2. Staff noted that <br />the revised preliminary plans was exclusive of wet lands <br />area and road out lot.
