Mabusth <br />June 10, 1981 <br />#614 David Myhre, 2590 Casco Point Road <br />Preliminary Svibdivision <br />Staff Update <br />The applicant's surveyor has asked the Planning Commission <br />to reconsider their request to move the lot line further <br />north to allow for an increase in the depth along the <br />required building line width cf 100'. He notes the access <br />road and topography will determine the only building site. <br />At the referenced building site there is approximately 115' <br />of width. In the given lot configuration lot B maintains <br />a 100' width for a 45' depth. <br />Your recommendation of approval should refer to either the <br />current survey dated April 27, 1981, or a revised plan re­ <br />flecting the lot line change based on the following findings: <br />1) The newly created lot and the remaining homestead lot <br />meet all the standards of the LR-IC zoning district. <br />2) Adequate sewer and water service for site and stubs <br />available for hook up. <br />and subject to the following conditions <br />1) Access to both lots shall be via the existing drive­ <br />way - no direct access onto Casco Point Road <br />2) Lot A must grant an access and utilities easement in <br />favor of Lot B. <br />3) Lot B is non riparian to Lake Minnetonka. City will <br />not approve nor recognize in the future an access ease­ <br />ment to the lake via Lot A or any abutting lakeshore <br />property. <br />4) All new construction and improvements on the site will <br />be limited to the hardcover allowance of 25% within the <br />75' - 250' setback area and 30% within the 250' - 500' <br />setback area. <br />5) Before a building permit can be issued the City staff <br />will review all proposed filling of the site along Casco <br />Point Road for adequate sizing of culvert and approved <br />ratio of slope. <br />6) Payment of Park Fee for Lot B in the amount of $440.00.
