The application expired over <br />a year ago. A sketch plan review was applied for in October <br />of 1980 in which the applicant proposed a P.R.D. of 20 units <br />providing access to 4 single family units off Blaine Avenue. <br />Council denied this request. <br />Hussman has filed a formal application with the City for <br />the same plan proposed in 1979 allowing for 24 residential units <br />arranged as twinhomes on individual lots for an overall density <br />of 2.59 dwellings per acre including the street, or 3.15 dwellings <br />per acre excluding the street. <br />The plat road, 30' paved ’-»idth with a 50' right-of-way <br />will be public because of the ■’ewer and water service. <br />All proposed structures meet the setback reauirements of <br />the zoning district. <br />All of the detailed engineering plans for the road, sewer <br />and water construction and drainage improvements submitted with <br />the original plat are approved, on file and valid for this <br />current application. <br />The City will acquire a Flowage and Conservation easement <br />over the ponding area. <br />The Park Commission recommended against a neighborhood <br />park for the plat because of the proximity of Daniels Park on <br />Lyric Avenue. <br />J <br />I
