Mabusth <br />DATE:May 15, 1981 <br />SUBJECT:#616 Parkview Center, <br />Conditional Use Permit <br />Zoning District - RR-IB <br />Area - 28 acres <br />Application - Conditional Use Permit - Ordinance 34.823 <br />Ordinance 34.823 notes only two standards for consideration <br />in this review: <br />1.All buildings located 100 feet from any lot line abutting <br />a residential district. <br />Review the enclosed site plan. The old farm house and shed <br />on west side of lot are to be remov’c^d. The barn located <br />115 feet from property line does nor meet the required <br />150 feet standard for animal barns. A condition of approval <br />must note this barn may never house animals if lot line <br />remains at 115 foot setback. <br />2.Required 600 square feet of lot area for each person. The <br />maximum number of persons to be accomodated by this facility <br />is 42. The patient/area ratio at maximum level use would <br />be 1 to 29, 040 square feet. <br />Review of site plan <br />!• Detailed park plan must be submitted designating total number <br />of stalls meeting 9'x20* standard. <br />Per Ordinance 38.308 Hospitals <br />Required 1 stall for each 3 beds <br />14 stalls for primary use <br />? additional stalls for emplr 'ee parking <br />B) Loading berths 38.401 <br />Standard 25' x 12' <br />1 required and designated on plan <br />2.Landscape Plan <br />A) Hiking paths and walkways designated <br />B) Planting proposed and existing - specifically buffer <br />planting along residential lines. <br />3.Proposed use of all accessary structures on site - Plans <br />for additional structures on site. <br />V >. » <br />; <br />: I <br />I 3
