The subdivision does not create a <br />new lot but merely serves to accomodate the <br />1 Block 1, Wolsfeld addition with a more suitable building <br />location. The surveyor reassured me that there were no un­ <br />ique problems with legal des :riptions of the I <br />volved and that since there were rio dedications involved, <br />simple metes and bounds division is adequate. <br />The access to the site has been confirmed and <br />DNR road tc the east. The legal documentoht o'f wav will be a lease entered into by Allenberq <br />with the DNR. Tllte tlity will have no obligation under their <br />arrangement. <br />Your recommendation for approving the lot line <br />and metes and bounds division of John Allenberg should con <br />tain the following findings: <br />1) Subdivision does not create a new lot <br />2) The residential lot. Parcel A, contains 2 <br />dry buildable lemd and satisfies the area and width re <br />quirements for RR-IB Zoning District <br />3) The existing house on Parcel A has a conforming septic <br />systiBin And AdccjuAto ar©ft for ©xp©nsion <br />Such approval would be subject to the following conditions: <br />1) Parcel A recognized as a single family residential lot <br />garage apartment may not be used as a dwelling unit. <br />Subject structure may only be used as on accessory struc­ <br />tures to the principle structure. ^ <br />2) Before a building permit is issued to Allen^rg, he must <br />submit proof of combination of Parcel B with lot 1, Block <br />1 wolsfeld Woods Addition and copy of lease that confirms <br />access to site. <br />Vi
