Laurent, 625 North Ferndale <br />Preliminary Subidvision <br />Laurent has submitted the corrected preliminary plans as <br />required by the Planning Commission* The 15 foot wide road <br />outlot has been designated, the wetlzmds of 7,500 square <br />feet located and the areas of each lot exclusive of wetlands <br />and road outlot. Gaffron staked the wetlands with the <br />applicant's surveyor. Please review his enclosed memo for <br />his comments. <br />The on site septic contractor reports that he found frost <br />in ground and was unable to complete the required septic <br />tests. Gaffron sees no problem with locating a suitable <br />on site septic system for each lot. Staff sees no problem <br />with the Planning Commission acting on the subdivision <br />approval subject to requiring all septic testing and review <br />be completed before being presented to Council. In any event, <br />if results of the septic test require lot line changes, the <br />plat would be returned to the Planning Commission for additional <br />review. <br />The only other change noted in the revised plat is the original <br />50 foot corridor has been changed to 46 feet. Staff sees <br />no problem with a 46 foot wide road corridor serving two <br />lots since the majority of private driveway easements are <br />between 20 feet to 30 feet. <br />If approved, your recommendation for the lot plat of John L. <br />Laurent should contain the following conditions; <br />1. Lots i emd 2 share common access via 46' corridor. <br />2.Lot 2 grant an access and utilities easement in <br />favor of Lot 1. <br />3.Septic test information must be submitted and reviewed <br />prior to Council acting on preliminary plat. <br />If such results involve chemges in lot lines, <br />the plat will be brought back to the Planning <br />Commission for review. <br />4. Flowage and Conservation easement over the designated <br />wetlands. <br />5. Underlying road and utilities easement acquired <br />by City over Outlot A. <br />6. Park dedication fee in the amount of $400.00, <br />$200.00 for each lot.
