Gaffron, On-Site Systems Manager <br />DATE: January 21, 1981 <br />SUBJECT; #594 Subdivision, Wakefield Farms 2nd Addition <br />I have reviewed the soil testing report submitted for the above <br />subdivision, and wish to make the following comments; <br />According to the Hennepin County Soil Survey, soil types on the <br />site include Burnsville sandy loan, Heyder complex (sands and <br />clays), Glencoe silty clay loam, and Peaty muck over loam. <br />Prom the survey and previous borings in this general area east <br />and southeast of Long Lake, the report for this subdivision <br />appears to confirm that the soils are in fact quite suitable <br />for use of standard drainfield systems on a large portion or <br />each propotted lot. <br />The topography, soil types and lot line configuration of Lots <br />1-5 allows for reasonable flexibility in house and drainfield <br />placement. However, Lot 6 not only contains somewhat heavier <br />soils to the northwest, where slopes are greater, but also contains <br />a large area of Glencoe soils to the rear, which are not suit­ <br />able for drainfield use. I concur with the applicant’s engineer <br />that the drainfield site for Lot 6 should be closely adheared <br />to when the lot is developed. <br />The creation of Outlot A does give a somewhat larger future^ <br />drainfield expansion area to the existing residence north of <br />proposed Lot 6. Should failure of that existing system ever <br />occur, adequate expansion area is available. <br />, tV* <br />With reasonable care taken during development of these 6 lots, <br />each should be able to function indefinitely using on-site sewage <br />treatment and private wells.
