Mabusth <br />DATE:February 26, 1981 <br />SUBJECT: #594 Bruce Dayton, 550 Long Lake Road <br />Preliminairy Subdivision <br />Staff Update <br />ES i, <br />Septic Review - Gaffron reports that all six lots conform <br />to code - each primary site will support a standard <br />drainfield system with adequate area for future expansion <br />Both Gaffron and Gronberg concur that the septic site <br />areas selected for Lot 6 be "closely adheared to" <br />because the area remaining has heavy clay soils and <br />steep slopes. <br />Private Road - Staff has no problems with Dayton's <br />request to construct the private road to the driveway <br />of Lot 6 and install a cul de sac that abutts Outlet C. <br />A completed private road serving open space area at <br />the end is unrealistic when one considers the density <br />ratio of 71 acres to 8 residences and the fact that the <br />major new use of the road is limited to the southern <br />portion. It is understood by both major landowners <br />that future developement of Warner's property to the <br />west of plat road and Dayton's property to the north <br />will involve the upgrading of the entire road. <br />Deeding of Outlot A, Wakefield Farms, to the City. <br />The City of Orono was not aware of the applicants <br />wish to deed this property to the City. Staff would <br />request additional time for the Public Works Coordinator <br />and the Park Commission to review the potential of the <br />property and report back to the Planning Commission. <br />The Planning Commission should consider the following <br />conditions in making a recommendation for preliminary <br />approval. <br />rr^ Private road to be designated as a 50' wide road <br />'outlot. The road to be improved upto the driveway of <br />Lot 6 and a cul de sac installed at the end of that <br />road. The road shall be a gravel, 5 ton caoacitv road <br />with a finished width of 20' to 22' width.©Lot 6's septic area is to be protected during <br />period of construction.
