Laurent, 625 North Ferndale Rd., <br />Subdivision <br />Please review the preliminary plat submitted foryour review <br />at the work session. Note the 15' easement designated along <br />the northern and western bounderies of Lot 1. The easement <br />includes one half of the access road serving many of the homes <br />along the private road. I would recommend that we require a <br />private road outlet in place of the 15' easement and acquire <br />an underlying road and utilities easement. The designation <br />of the road outlot may create substandard lots. The total <br />area will be less than 4 acres if so remember the City re <br />que?! ’rd the lot line realignment that removed some .2 acre <br />cl itnd ^rom lot 2. The revised plan should note the adjusted <br />area, exclusive cf road outlot. <br />If the Planning Commission decides to recommend preliminary <br />approval that recommendation should contain the following <br />conditions; <br />1-Lots 1 and 2 share common access via 50' corridor. <br />2-Lot 2 grant an access and utility easement in favor of <br />Lot 1. <br />3-Septic test information must be submitted and reviewed <br />prior to Council acting on preliminary plat. If negative <br />test results involve changes in the lot lines, the plat <br />will be brought back to the Planning Commission for review. <br />4—Private road outlot of 15' width along northern and westerly <br />borders of property. <br />5-Aiea designated as 50' easement to be included in lot 2. <br />€-Park fee of $460.00, $200.00 for each lot.
