Kroger, Willow Run, Lots 2,3 and 4—Conditional <br />use permit <br />Zoning District - RR-IB <br />Application —Conditional Use Permit ( Ord. 34.032) <br />Area — 11.5 Acres <br />Mr. Kroger plans to lease the subject property to plant a shrub and <br />tree nursery. In five years, he proposes to sell the maturing stock on <br />the site. Kroger does not propose construction of a sales building. I <br />have enclosed a plat plan of Willow Run, note the approved access locations. <br />The eastern access must be moved further west as designated on plat. Lot 2 <br />has a sizeable, designated wetlands located on its east side. The applicant <br />must be made aware of the limitations on its use by the Flowage and Conservation <br />easement. Review the enclosed easement — Kroger is limited to planting. <br />Kroger may not alter in any way the wetlands area. <br />Staff Recommendations <br />To approve the conditional use permit application of Jerome Kroger subject <br />to the following conditions: <br />1. Eastern access to be moved further west. <br />2. Designate! wetlands area on site plan and make adjustment for <br />appropriate plantings.
