Outlet C <br />Wakefield Farms has not been designated; an area of some 20 acres. A private <br />road will serve the plat. The road will be designated as a 50 ft wide outlet. <br />Septic testing has been submitted for the six residential lots. Planning <br />Commission should call for a public hearing for the subdivision either on <br />Tuesday, February 17, 1981 or next appropriate meeting night. <br />General Review and Comments — <br />Lot Configuration - There is 200+ feet at the proposed building sites of each <br />lot. Lot 3 has a 60ft wide corridor providing access to private road. Outlots <br />A and B are to be combined with Lot 2, Blk 1, Wakefield Farms. Outlot C is to <br />be combined with Bruce Dayton's property to north and west. Outlot D is to be <br />combined with the Warner residence directly south of outlot. Outlot C of the <br />o*^l8lnal Wakefield Farms plot should be designated as an exception or repeated <br />as an outlot. <br />Access road - Access road will serve 8 residences. Developer must upgrade <br />existing road to gravel base, 24ft wide surface, 5 ton capacity and cul de sac <br />for turn-a>round. ‘ Where should cul de sac be located?- Should cul de sac <br />abut outlot C?
