The Diebold firm submitted 2 plans <br />(Exhibit B) that would require either the removal of several <br />required parking stalls or additional lands from the neighbor <br />to the south to allow for an adequate turning radius. <br />The City Engineer has reviewed the site with staff members <br />and concurred that the proposal is feasible but "mighty tight". <br />The placement of the outer remote lane to the front of the <br />building where there is 21.5' makes for the best use of the <br />limited area. The 16.5' width at the rear will allow for a <br />single car lane for 20' when it reverts to two lanes. Cook's <br />review will be presented on our meeting night. <br />The letter from the owner to the south has been enclosed for <br />your packet confirming his approval of the encroachment. <br />The revised site plan has defined a traffic plan that is very <br />acceptable. Staff has problems with the design of the front <br />parking lot - Jacobs has submitted a revised plan for the bank <br />to review. The additional landscaping will bo provided by a <br />planter along the front area. Curbing 6" high will <br />be placed along the south and front yard of the bank. Standard <br />approved MNDOT traffic signs will be required for entrance <br />and exit lane.
