Council <br />will require that you plat an access road to the west <br />property line. <br />3 - Spreading of total units <br />Council agrees with the Planning Commission that it makes <br />good planning sense to spread the units over the total <br />property consisting of 6 separate tax parcels. <br />4 - Attached or detached units <br />Council advises that Ordinance 34.621 - density credit - <br />requires that the units be attached (maximum of 4 units to <br />each structure) but that they would consider granting a <br />variance if the developer decides to go with either a <br />complete or partial single family unit plan. Developer <br />may consider maxrng singles, duplex, triplex or quad units. <br />5 - Sewer capacity vs proposed level of service <br />The developer is advised that the existing sewer system <br />serving the Navarre area will probably not be able to <br />serve the sewer demands of the total project. The subdivider <br />will be responsible for the cost of any improvements to the <br />existing system deemed necessary by the City to serve either <br />all or a portion of the units. An infiltration and inflow <br />study conducted over the last year has been completed and <br />submitted for staff review. This study will enable the <br />Council to give more specific direction to the developer. <br />6 - Park area required within plat <br />The Park Commission will be asked to review the Schlee PRD <br />proposal sometime within the next month to determine the need <br />for a park area within the interior plat. The Park Commission <br />will be asked to review all existing and unimproved park <br />lands within the surrounding neighborhood.
