Keaveny, 3423 Shoreline Drive <br />Preliminary Subdivision <br />Zoning District - B-3 <br />Application - Subdivision - Plat - 2 lot <br />Area - 72,523.6 sf <br />List of Exhibits <br />- Application <br />- Survey - Plat Sketch <br />- Plat Map <br />- Survey <br />Keaveny proposes a division that would divide off the old station <br />area of his property. The property is zoned B-3 requiring a <br />minimum of 2 acres in area and a 60' setback from all property <br />lines. The owner advises that he has no specific buyer in mind <br />but that in the past several interested parties have stated that <br />they were not Interested in leasing the building but in buying <br />the property and tearing down the structure. <br />The following variances would be required under the present zoning: <br />1. Area variance <br />required = 87,120 sf <br />lot 1 proposed » 52,123.6 sf - variance 34,996.4 sf <br />lot 2 proposed = 20,400 sf - variance 66,720 sf <br />Setback variance <br />required = 60' <br />structure on lot 1=5' <br />structure on lot 2 = 33' <br />The B-3 zoning does not appear feasible for the existing pattern <br />of commercial use. The City would consider rezoning the entire <br />corridor to the west of the subject property up to the LR-IC <br />zoning district if both owners would agree to the rezoning. <br />i
