Anderson, 1865 Concordia Street <br />Preliminary Subdivision <br />Zoning District - LR-IC <br />Area - 1.2-f acres <br />Application - Subdivision - plat - lot line rearrangement <br />Planning Commission Action - Public hearing - recommendation for <br />preliminary approval. <br />Mr. Anderson owns uncombined lots 5,6, and 7. His residence is located <br />on lot 5 and part of lot 6. At the time Anderson purchased his land, a <br />4* wide corridor had been divided off lot 6. In the mid 70*s he purchased <br />remaining lot 6 and lot 7. <br />Anderson's plan was to builda new home on lots 6 t 7 totaling more <br />than 1/2 acre in area. <br />Anderson was advised that the lots in common ownership vrould have to be <br />rearranged so that each residential unit has 1/2 acre in area and 100* <br />of width. The existing home is now located 26.3* from the shared lot <br />line. A new house could easily be located on lot 2 without the need of <br />variances. Sewer is available to the new building site. <br />Staff recommends preliminary approval of Vincent Anderson's application <br />of a plat of a lot line rearremgement, Fagerness Woods subject to the <br />following conditions: <br /># <br />1. All new construction must meet the standards of the LR-IC <br />Zoning District.y *' <br />2. Access to lot 2, Blk. 1 must be approved by the Public <br />Works Director. <br />■ I
