Kloss is able to subdivide his prooerty now that sewer is available <br />no later than the susaaer of 1983. All existing structures meet the re­ <br />quired setback frosi newlv created lot lines. All lot areas satisfy code <br />requirsBMnts. Lots 2 6 3 will require width variances - required «100* <br />proposed ■ 84.7 - variance ■ 15.3. <br />Access to the Kloss homestead lot will remain at Togo Road via a private <br />driveway easeawnt. Access for lots 2 6 3 will be off Northern Avenue. <br />The City will ask for deduction of right of way for Northern Avenue as <br />designated on the plat. The City will ask for a utilitv easement over <br />the City's water line that intersects Kloss* prooerty.
