The total area of the site is approximately 38,750 sf. <br />The house is 38* X 26' and meets all setbacks of the LR-IB zoning <br />1** order to conserve and save the natural screening of <br />mature trees surrounding the residence, Bradley would like to construct <br />® oetached garage 24' X 24' as close to the access location on Oak <br />Street, if he places the garage at the 35' setback line, it would require <br />the removal of several mature trees and major land alteration because <br />of the tegree of slope at the setback line. As proposed, the garage <br />doors will face away from the street providing adequate turnaround <br />on the site. Hardcover is reduced because of the shortened driveway. <br />doubt that a detached garage could be located on the <br />property meeting all required setbacks. <br />application is to be denied, members must use the findings <br />criteria cited in section 32.340. <br />If the application is to be approved, the following findings are <br />recommended: <br />1. To meet the required setback line %«ould result in the loss of <br />several mature trees <br />2.To locate the garage at the 35' setback line would require <br />major land alteration <br />3.The proposed setback with doors facing away from the road and <br />turnaround provided on the site is consistent with the City's <br />proposed amendment to the accessory structure ordinance <br />Ihe proposed location wuld result in a reduction in hardcover. <br />V *• <br />v' <br />-j"-*- t
