Gaffron, Septic System Inspector <br />TO; <br />FROM: <br />DATE: June 15, 1982 <br />SUBJECT: #692 Douglas Aabel, 1580 Long Lake Blvd - Subdivision <br />Review of Septic System <br />I have reviewed the above proposal and wish to make the following <br />comments: <br />I previously did a site review for Mr. Aabel (copy attache^ stating <br />what I see as limitations for septic systems on the lot. Two <br />existing wells, lot lines, lot area, house location, and ground <br />contours are all limiting factors. Assuming a 50 <br />between wells and drainfield (state requires 50', Orono ) <br />only about 500 square feet of drainfield trenches could . <br />be installed on the site, leaving no room for an * <br />Since Orono Code requires a minimum of 600 square feet f <br />for any new dwelling regardless of perc rate, this lot could not <br />be expected ever to meet the minimum standard, regardless of the <br />number of bedrooms* <br />Due to the current driveway location, the lot line ^®**^f®”f®?®"J <br />will not substantially affect the possibilities for drainfield on <br />the lot. The lot line change seems reasonable, and does not appear <br />to affect existing drainfield areas on either Lot 12 or ii. <br />The existing system is not currently failing, but tank locations <br />are unknown as is extent of drainfield. While adding the applicant <br />contemplated second story will not increase the design sewage load, <br />it has a real potential for making the house large enough for a <br />family with 1 or 2 children. This likely will cause an increased <br />sewage load and possible problems with the system, both <br />and other, unless water use is judiciously controlled. (These <br />comments are valid for both the existing system and its replacement, <br />if installed. <br />in conclusion, I would teconmend approval of f <br />since it will not substantially change the existing - »liSSation: Since it may be P®®®^^!® to add onto the house withou^ a <br />variance, realize that any upgrading of the structure will incr <br />the potential for more sewage and future problems on the site.
