Applicants were advised that a detached garage could <br />be located on the site without the need for a setback varlancei <br />^ Aktach the garage on the east side of the house was not considered <br />because of the interior layout of the home. As for the new home <br />on tet 2, it is staff's position that a house of the given sise <br />could be placed on the lot meeting all zoning requirezwnts let <br />alone an additional 10* for a side yard setback. 1 have stated the very same to Mr. Berg. <br />Berg has been advised of the city's consistent position on such <br />matters. The city has never approved a subdivision with setback <br />variances for proposed structures on newly created lots. What <br />the hardships 1 It would appear we are being asked to approve <br />vvianoes as a convenience to the applicant and our ordinances <br />will not permit this. The variance request must be denied on <br />the basis of a lack of insufficient hardship — review Ordinance <br />32.340 to assist you in formulating your findings. If anyone <br />wishes to approve, you may also use the same criteria listing.
