Johnson <br />Page 2 <br />Variance <br />In 1965, the City approved a variance setback allowing a 18' x 15' <br />addition to the original house to be placed 1' from the side <br />property line. The reasons for the approval were given as follows: <br />1 - The principal structure on the adjacent lot was located <br />24* from the lot line. <br />2 - The owner of that adjacent lot approved the proposed <br />location. <br />No comment <br />The hardcover on the site is located to the rear of the lot - 85' <br />from the lakeshore. The 17' x 14' addition to the principal <br />structure will be for a new kitchen area. The entire remodeling <br />project involves a general upgrading of the original structure - <br />a firewall will be constructed along the side of the building <br />involved in the 3' encroachment. The actual increase in hardcover <br />produced by the kitchen addition is 171 sf (238 sf - 76 sf of <br />existing paved area). All drainage from the roof will be directed <br />to the rear and sides of the property. <br />To approve the variance application of Lyle K. Johnson for the <br />following variances: <br />1 - Side yard setback variance of 6.8' or 68% <br />2 - Street setback variance of 24* or 69% <br />3 - Actual hardcover increase of 465 sf or 12% over existing <br />52% hardcover. <br />The hardships are as follows: <br />1 - No adjacent lands available. <br />2 - Location of house on site - variance setback approved <br />by City in 1965 allowing a 1' setback from side line. <br />Approval subject to the following conditions: <br />1 - No future hardcover or setback variances will be granted <br />to this property. <br />2 - Turnaround must be provided on site as suggested in <br />Exhibit E. <br />3 - All roof drainage will bo directed to the rear and side <br />portions of the yard. <br />i
