The <br />size of the house has not been altered and the Planning Commission <br />is asked once again to consider the orglnal site plan. Please <br />review Gaffron's septic memo (Exhibit 6). He recommends approval <br />with conditions of the variance application of Dorothy Forcier <br />based on satisfactory septic test results that would permit a <br />mound/berm/sand septic system for the primary and alternate site. <br />Mote the septic design is based on a three bedroom home as <br />opposed to the potential four bedroom house designated in the <br />house plans. <br />It would be my recommendation that if approved the house would <br />have to be limited to three bedrooms because the area limitations <br />of lot would prevent expansion of septic system to meet demands <br />of additional bedroom. <br />1 - <br />2 - <br />3 - <br />4 - <br />Staff recommendation to approve the street setback lot area and <br />lot width variance application of Dorothy Forcier based on the <br />following findings: <br />Satisfactory septic test results confirming suitable <br />on*-site septic sites for both primary and alternate <br />systems. <br />New plem shows less of an impact on setback standards <br />in comparing location of existing structure. <br />The proposed improvement will benefit the surrounding <br />neighborhood. <br />There has been an established residence on the site for <br />over 40 years. <br />such approval is based on the following conditions: <br />1 - City will grant no variances to the zoning or septic <br />code for improvements proposed at a future date. <br />The house must be limited to three bedroom design <br />such notice should be filed against the title. <br />Quit claim deed of 33' of right of way to the County <br />for County Road No. 19. <br />Quit claim deed of 33’ of right of way to the City <br />for North Arm Drive. <br />Relocation of well to the south side of the house. <br />Primary and alternate mound sites staked prior to <br />demolition of house - inspector to inspect site <br />prior to demolition. <br />Orono Code requires the following design change in <br />mound design: <br />2 septic tanks plus a pump tank (or a baffled pump <br />chamber in 2nd tank). <br />2 - <br />3 - <br />4 - <br />5 <br />6 <br />7 -
