Stewart - 140 Leaf Street <br />Variance - Lot Area § Width <br />Applicant is requesting variances for construction of an addition, an open <br />deck and a detached garage on property presently occupied by his house. Basic <br />lot area and width variances are required for the house addition as follows: <br />sq. ft.; Actual 32,000 sq. ft.; Variance 55,000 sq. ft. (63t) <br />Lot Width Required - 200 ft.; Actual 180 ft.; Variance 20 ft. (10%) ^ <br />Front Setback Required - 50 ft.; Existing 37 ft.; Variance 13 ft. (261) <br />The additi^ ^vould not encroach any setbacks and I see no problems here. There is <br />a very serious question about the proposed garage location. The applicant wants <br />to raise the level or the garage high enough to avoid a driveway grade which he <br />contends is too steep to negotiate in the winter. The problem is the reduction of <br />an already short front setback combined with the opening of garage doors very near <br />to the street. Note also the rise in the road just north of this location. ^ <br />placing the garage bade farther, at least in line with the house, room is left for <br />a turn around.
