Request for lot area and width variance <br />Lot Area I..ot Width <br />Required <br />Existing Conditions <br />Variance <br />43.560 sq. ft. <br />25,000 sq. ft. <br />18.560 sq. ft. <br />140* <br />100* <br />40* <br />The applicant has agreed to coinbine Lots 1, 2, 15 and 16 as one parcel if the <br />variance is approved. <br />Mthough the combined parcel lacks required area and width, each one of the <br />individual lots has been assessed for 1/4 sewer unit for a total of one sewer <br />unit for the complete corbination. The engineer evidently considered the <br />combination of the four lots as one complete building site. The property (all <br />four lots) has been assessed one uiit charge of $3,859.04 and 100 ft. of lateral, <br />charge of $1,830.00 for a total of $5,689.04. <br />The proposed location of the dwelling would meet all setback requirements. We <br />should make certain a garage is included in the plan so no variances would be <br />requested for any future garages or other structures. <br />The original proposal also indicated a driveway toivani the north half of the <br />parcel. After informing the applicant the County would have to approve access <br />onto a County Road he has reversed tlie house plan in order to locate the drive­ <br />way further toward the south to improve the problem of sight distance as <br />indicat^ in the enclosed County Highway report. We might consider noting an <br />exact dimension for locating the driveway to assure us of the safety suggestion <br />by the County Highvay Department. <br />After reviewing the proposal and County Highway Department suggestions, I believe <br />we should require a contour map of the property indicating existing and proposed <br />elevations so tlie County can review the proposed drainage pattern before any <br />building peimit might be issued.
