Proposed location would meet all setback <br />requirements. Applicant has agreed to coiii)ine Lots 1, 2, 15 <br />and 16 as one parcel if variance is approved. Applicant has <br />reversed the house plan in order to locate the driveway further <br />toward the south to improve the problem of sight distance. <br />After a brief discussion, Pesek moved, Dunlap seconded, to <br />recommend approval subject to the follo\d.ng conditions: <br />Combination of all 4 lots. <br />Ne\^ structure to include garage to eliminate any problem <br />with garage location in the future. <br />Proposed structure meet all setback requirements. <br />Reversing house plan to provide greater sight distance <br />from driveway access along County Road #135 (locate <br />drive\\’ay access as close as possible to south property <br />line). <br />Submit topography map mth existing and proposed <br />elevations. <br />Submit drainage plan agreeable to County public v/orks <br />department. <br />7. After con­ <br />sulting with the Zoning Adiinistrator, applicant siibmitted <br />application consisting of the removal of existing boathouse <br />and metal retaining wall and dredging of tiie silt which has <br />erroded into the existing slip. Tlie proposal includes <br />replacing the metal retaining wall with ninimum 12” rock <br />riprap to coimilete existing riprap along shoreline of his <br />property.
