Some of this property v,as <br />approved for a multiple development several years ago. <br />About a year ago, we approved Mr. Leliman’s moving in of a new home witliout the <br />sulxlivision subject to a future subdivision. I am enclosing copies of the <br />Planning Commission minutes of July 14, 1975, for reference. We also approved <br />some filling and grading. <br />Tlie northern half of this property is zoned LR-lC-1. Tliis zoning provides for <br />SO** credit on density for 1/2 acre parcels. The southern half of the i)roix}rty <br />is zoned 1 acre. <br />Parcels A, B and C would all require area and lot width variances, but tlie <br />total dry area of these parcels exceeds 1 acre which would result in adequate <br />area for tliree d\%’elling units. <br />Parcel D is located in a one acre zoning district. Mr. Cordon Coffin has cal­ <br />culated the dry area of Lot D to be 37,300 sq. ft. Tlie lot is 125’ wide. <br />Therefore, lot area and widtli variances would be necessary here also. <br />A Public Hearing should be scheduled. <br />M
