TO:
FRGM:
DATO:
••
SUBjr.CT:
Dick Benson, City Admini:^tfitor
llmk Muhich, Zoning Adninistntor
July 9, 1976
Fred Ryan > 1345 North Aim Drive
Variance ■ Setback between stmctures
#14 1
i
j'C‘
le
Mr. Ryan is requesting approval of an addition betweeii his house and garage.
Although 1 have no building plans yet, he infoims me tliat tlie setback between
the structures would be only 4*. This would require n variance of 6* as our
ordinance requires 10* between structures.
This would not create a problem as we could treat the garage as an attached
garage and require the necessary 1 hr. fire wall in the garage to provide an
adequate fire separation between structures.
The existing garage extends over the lot line onto the vacated Oak Place.
Therefore, I would recommend we include the condition that the $4 lots and
the vacat^ street be coiii)ined into one parcel. A subdivision would then be
required before any future proposal for additional building sites could be
approved by Comcil.
