Variance. <br />Lot area - Lakeshore setback <br />Street setback - Hardcover restrictions <br />Mr. Hanson is requesting the above variances to build a new home to replace <br />the one that was recently completely destroyed ^ fire on Lot F. This pro­ <br />posal would be on improvement to the previous situation in that the new <br />location is fiiither from the lakeshore. <br />There should be some concern of precedence on Big Island, however. Mr. <br />Hanson also owns lots G and 3 which consist of an additional 17,771 sq. ft. <br />He could also consider vacating the street if access to other properties <br />would not be obstructed. The streets consist of an area of approximately <br />9,000 sq. ft. If all this area were combined, there would be a total of <br />approximately 55,000 sq. ft. (87,120 sq. ft. required). We could, however, <br />maintain the required 75* setback from the shoreline. These are only sug­ <br />gestions since I have never been on the island. A site inspection will be <br />necessary before detemining a reasonable solution. <br />The builder did indicate that the existing drain field for tlie septic system <br />is presently located in the street area. <br />*. <br />j\ <br />iii
