MUhich. <br />Hake moved, Guthrie seconded, that the minutes of the Planning <br />Conmission Meeting of ^^arch 1, 1976, be approved as amended. <br />Motion, Ayes (6) - Nays (0). Member Dunlap arrived in time <br />for the next ^scussion. <br />APPROVAL OF MINUTES <br />MEETING OF 3/1/76 <br />f « <br />!l <br />The Zoning Administrator reviewed the variance applicatyjn of <br />David J. Kruskopf and called attention to a non-conforming <br />situation on the neighboring property vJiere a house had been <br />constructed so close to the property line that it did not even <br />meet State setback requirements. This non-conforming situation <br />resulted from construction years ago vhen surveys were not re <br />quired when building peimits were issued. At the Planning Can- <br />mission's direction, a letter had been sent to Mr. Kruskopf re <br />questing that he, by private, negotiations, come to an agreement <br />with his nei^ibor, Gaty Welsh, on an adjustment of the property <br />line. Mr. Kruskopf then presented a map to show a revised line <br />that would give Mr. Welsh 10 feet and both parties stated that <br />l^**the plan wo^d be satisfactory to them. However, Mr. Kruskopf <br />^"Kiould have to alter his building plan by making a slight rota <br />tion of the house on the lot. In addition to tJie change in the <br />lot line, variances of 50 ft. on lot width, .3 of an acre on <br />lot area and a 6" variance on the side setback on the north lot <br />line, were necessary. Woolley moved. Hake seccndeu^ that the <br />Planning Coranission recommend to the Council approval of the <br />three variance^ and the lot line rearrangement request of David <br />Kruskopf for 1200 Wildhurst Trail as presented in his revised <br />application. Motion, Ayes (7) - Nays (0). Member McDonald <br />arrived in time for the next discussion. <br />DAVID J. The new plan showed the ALLgf VA^TIC^ q <br />Lantto and Doubldee tracts as consisting of .50 and .58 acres, suBDlvibiuis <br />including the alley vacation. Mr. Johnson stated that Lots 161 <br />and 162 were to be sold to Mr. Gerald Haley and presented the <br />followir«» letters for the Commission's consideration: <br />a; <br />(Dated March 9, 1976) In regards to the Lots 160, 161, 162, <br />Winship Siib. Casco Pt. Rd. and Maple Avenue, I, Gerald S. <br />Haley assume the responsibility of malcing a road to the above <br />lots. I will assume all costs necessary to build a proper <br />oad, but only to the above lots. However, the only condi- <br />ion would be if I was to acquire lot 160 for a reasonable <br />amount.
