City Administrator <br />October 31.2001 <br />'ifA <br />SUBJEC1*: Use of ihc Remaining Three Acres of ihe Long Lake I-ire Station Parcel (340 Willow <br />Drive Norlh) <br />Two main options for the use of the remaining three acres on the 340 Willow Drive North property <br />have been discussed. These arc as follows: <br />I.Move approximately 6-8 homes being acquianl by Mn DOT on Harrington Drive <br />in Long Lake U» the pio|KHty. <br />Use the land for a senior housing project. <br />Although there is no time pressure regarding the construction of a senior housing project on the <br />parcel, a decision regarding moving the homes from I larrington Drive onto the property would need <br />to be made quick!). fwo of the homes need to be moved by l*ebruar> of 2002. I he remainder of <br />the homes would need to be moved by the end of2002. Prior to moving the homes, a number of site <br />improvements would need to be made, including the extension of water and sewer service, the <br />constmetion of a street to ser\ e the new lots, and the construction of foundations lor the homes, in <br />addition, the property would need to be platted into individual lots for the homes. It may be possible <br />to “store** the two homes that need to be moved by l*ebniar> of 2002 in order to enable the site <br />improvements to be made in the spring of 2(K)2. <br />Interfaith Outreach and Community Partners, a non-profit organization involved in sen ing low ajtd <br />moderate income persons, is interested in being the implementing agency to move the homes, lliis <br />would involve purchasing tlie land, platting the land, and funding the site improvements. Iliis option <br />would provide for a housing density that matches the density in the adjacent Long Lake <br />neighborhood and is compatible w itli the density in the llackbcrr) ncighborhcHxl. <br />Ihe use of the land for a senior housing pmject would provide housing at a density of approximately <br />10 units per acre, which would enable the City to meet the housing goal in its updated <br />Comprehensive Plan w hich calls for additional higher density housing. Although the density of the <br />senior housing project would be significantly higher than the housing densit) on adjacent properties. <br />Ihe project would be surrounded on three sides by a fire station, new Highway 12, and a park.
