L <br />§ 10.50 <br />SubcL 4. Accessory Uses. Within any ”1" Industrial District, the following uses shall <br />be permitted accessory uses: <br />A. Any accessory use as regulated in the "B-!District <br />Subd. 5. Area, Height, Setback and Design Requirements. <br />A. Lot Area. The minimum lot size shall be two acres. <br />B. Building Area. Each individual building shall have a gross floor area (not <br />Including basements) of not less than 5,000 square feel when designed for a single tenant nor less <br />than 15,000 square feet when designed for multi-tenants. <br />C. Lot Coverage. Not more than 30% of the total area of any lot tract or <br />parcel of land three acres or less in size may be covered by buildings or other structures. Not more <br />than 45% of the total area of any lot, tract or parcel of land more than three acres in size may be <br />covered by buildings or other structures, except that when the total building floor area on a site is <br />contained within a single building, and when the total area used for loading terminals, docks and <br />berths is completely enclosed within the same single building, a lot coverage of not more than 60% <br />will be permitted. <br />D. Height. No structure or building shall exceed three stories or 40 feel in <br />height except as provided in Section 10.75, <br />E. Building Setback and Yards. <br />I. Street Setbacks. All buildings and structures must be set back at <br />least 75 feet from the right-of-way of any highway or street which has been designated as limited <br />access, freeway or expressway; and 50 feet from those designated as thoroughfares, collectors, minor <br />or secondary streets. Where the district abuts or adjoins an "R" District there shall be a building <br />setback from that street of not less than 75 feet. <br />2. Side Yards or Rear Yards. Any building or structure required by <br />any building code adopted by the City to have openings in the rear wall, shall be erected no closer <br />than 30 feet to a rear property line. Where rear w^l openings are not required by any such code, and <br />the rear wall has no openings, buildings or structures may be constructed to within 10 feet of a rear <br />property line. No building or structure shall be erected any closer to a side property line than a <br />distance equal to one and one-half times the average building height. Where the district abuts or <br />adjoins an "R" Dbtrict, the side or rear yard abutting such residential district shall be not less than <br />100 feet <br />ORONOCC (4-1-84)
