Staff RtcommeiidatioB <br />Staff recommends the outside storage areas meet the minimum setbacks and requirements of the <br />zoning chapter. At a minimum the following standards should be met. <br />A. Since the outside storage area will be used for vehicles and equipment that is moved on an <br />everyday basis the areas shall be located within required parking setbacks. Including a <br />minimum 75* (or more) from the front property line. <br />B. The parking and outside storage areas shall be located a minimum of 1 O' from side property <br />lines. <br />C. A screening plan should be provided including fencing and landscaping on site in accordance <br />with zoning requirements. <br />D. Parking surfaces shall be paved and striped. <br />E. A final drainage plan, based on required paving and regrading, shall indicate drainage <br />patterns and stormwater detention areas or drainage areas to properly manage stormwater <br />flowing over and leaving the property’. <br />F. The site plan shall indicate all proposed parking areas, paving limits, parking lot striping, <br />parking areas for crane equipment and company vehicles, and open drive .space for access <br />and mobility on-site as well as emergency vehicle access. <br />Options for Planning Commission Action <br />A. Recommend approval. A recommendation of appro\’al shall include conditions that vsould <br />protect the surrounding properties and uses from the activities that would be related to <br />outside storage. <br />1 . Activity related to outside storage shall be limited to the hours specified by Western <br />Steel Erection. Inc. as their regular business hours. <br />2. All parking related to the operation of the business shall be limited to the areas <br />designated on the plan and approved by the City of Orono. Parking areas are <br />required to be a hard, all-weather, durable, dust-free surface material. <br />3. Light sources must not be visible beyond the pr'^perty boundries. <br />4. Conditions shall be placed on the limits of activity that occurs during non-business <br />hours, including deliveries, transporting materials on site and parking of business <br />related vehicles. <br />5.
