November 11.2001 <br />To: City ofOrono <br />Re: Proposal of Professional Properties of Orono LLP for 2765 Kelley Parkway <br />The site of approximately 2 acres is an ideal location for a Professional Mcdical/Dental <br />facility. <br />Outline of Proposal: <br />1. Construct a traditionally styled I stor>’ facility with partial Hip or Gabled roof <br />and dormers. Architecturally compatible with the City Hall & Police building <br />across the street. <br />2. The building will be approximately 15000 square feet <br />3. Parking and access would be off Kelley Parkway. <br />4. Two of the Partners, Karl Berg a Family Practice Dentist, and William <br />Kotteman an Orthodontist, will be tenants of the building. <br />5. The remainder of the building will be leased to Medical & Dental related <br />Professionals. <br />The attached information includes a drawing of a facility in Maple Grove that Mr. <br />Kotteman is an owner/occupant. <br />The principals have had preliminary meetings with architectural firms that specialize in <br />smaller medicaLdcntal facilities and are prepared to prov ide drawings, exterior and <br />landscape proposals after acceptaiKe of the offer to purchase the land. <br />The principals will provide additional financial and mortgage approvals for land and <br />construction purchase as required upon acceptance of the offer to purchase the land. <br />The Principals of Professional Properties of Orono LLP are Karl Berg, William Kotteman <br />and Robert Riner.
