MINUTES OF THE ORONO PLANNING COMMISSION <br />Moaday, Scptcaibcr 17» 2001 <br />0:30 e*dock p.n. <br />B«hnke sUted that is correct The size of the structure has been reduced in the 7S-2S0* area, with the <br />paving and the size of the structure being reduced in the 2S0-S00’ area. Behnke »t>t^ there is an <br />existing driveway entrance at the extreme south edge of the property as it abuts Shadywood Road, <br />which is not proposed to be changed. The site plan creates an auto port, which allows the car to turn <br />around and avoid backing onto Shadywood. Behnke stated in his view there are four elements of <br />hardship in this case consisting of, one, the existing driveway entrance and the fact that Shadywood is <br />a very busy street, two, the need for a turnaround space to avoid backing out onto Shadywood Road; <br />three, a need for a triple car garage to provide ample storage; and four, retaining the existing <br />vegetation along Shadywood, which currently consists of a dense hedge. Behnke noted the structural <br />coverage has been reduced to 16.2 percent. <br />Hawn indicated the Planning Commission typically does not grant variances to structural coverage on <br />new construction. <br />Stoddard inquired what the hardcover would be in the 2SO-SOO* area. <br />Behnke staled hardcover has been reduced to 58.5 percent. <br />Hawn commented in her view the Planning Commission and Staff will still need to review the plan <br />prior to voung on it Hawn suggested the Applicant consider eliminating the third sull of the garage. <br />Behnke stated the only way in his view that it will be possible to meet the hardcover requirements in <br />the 250*500' area is to reduce the garage to a two-stall garage, locate it on the setback, and have a <br />16 fool driveway with no turnaround. Behnke stated in his view that creates a traffic hazard. <br />Hawn stated the Planning Commission does sometimes allow additional hardcover in order to address <br />certain safety issues. <br />Behnke stated it appears the water goes to the right of the p «>perty and they arc looking at their <br />options for drainage. <br />PAGE 17 <br />i
