The lot is 0.495 acre. <br />PUiminy CommiiiioB ReeommeBdatioii <br />The Planning Conunission recommended approval by a vote of 7 to 0 for variances subject to the <br />condition that the property owner verify either conforming septic sites be identified on the property <br />or coruiection to sewer be completed. Please review the attached Planning Report for background <br />information on sewer and septic bsues on the property. <br />The property owner hired Robert Koch, of Koch’s Soil Testing - Loretto, MN. to complete soil <br />testing and design for a septic system. The tests and design work show that the property can support <br />a ma.ximum three bedroom system. The proposed house was proposed to be a five bedroom home. <br />Matt Bolterman. On-Site Systems Manager, has approved the design, but for a house with three <br />bedrooms or less. Mr. Bolterman’s memo is attach^ <br />State Code requires that the number of bedrooms in a single family residence be used to determine <br />the required system capacity. <br />Staff Rceommendation <br />To approve the variance application subject to the property owner submining final architectural plans <br />converting two of the five proposed bedrooms into another use. The existing non-compliant septic system <br />would be required to be abandoned per state and local requirements and the new three bedroom system <br />installed prior to occupancy of the new house. <br />Any change to the layout of the house or exterior plan would require a new variance application. <br />COUNCIL ACTION REQUESTED <br />Motion to adopt the resolution approving variances to permit construction of a new residence on the property.
